Building 117 Demolition begins on 4 December

From Monday 4 December, contractors will begin demolition of B117, which houses Supported Learning. Works should be complete by 20 December 2024.

The demolition project includes removal of asbestos. The asbestos is classed as Class B, meaning the fibres are bonded with cement making them much harder to release.

The project team are following strict safety measures when removing the asbestos containing material (ACM), including:

  1. Notifying Worksafe of the asbestos removal and completing an Asbestos Removal Control Plan (ARCP)
  2. Erecting a perimeter fence at a minimum distance of six metres around the demolition site to ensure the safety of all occupants in the surrounding area. This fence is designed to restrict unauthorised access and enhance security during the demolition process. Scrim is fixed to the inside of the perimeter fence.
  3. Using hand tools and mist spray to remove the asbestos containing material (ACM), which is limited to the fibre cement cladding panels encasing the external perimeter of the building. All panels are placed in asbestos wastes bags or wrapped in polythene and transported to a off-site hazardous disposal facility.
  4. As an extra precaution asbestos removal in the area of B117 abutting B108 will be undertaken on Saturday 9 December 2023 as the two buildings are closer than six metres apart. In addition the Air Handling Unit 2 in B108 will be shut down from 6pm Friday 8 December to 4pm Sunday 10 December 2023.
  5. Air Quality Monitoring will be regularly conducted to ensure that air quality levels in the surrounding area meet or exceed established standards.
  6. Once asbestos removal has been completed, the Asbestos Consultant will review and if satisfied provide an Asbestos Clearance Certificate. This is expected to be received on Monday 11th December. This allows hard demolition works to proceed.

During hard demolition works a rubber tracked excavator will be used to minimise noise, vibration and damage to the area. In addition the excavator will have a hose attached which will spray water during this activity to minimise dust.

    Dear Senior Management team, you may not be aware but staff are often too busy to read Te Aka especially at this time of year. Import news / warnings as is this one MUST be emailed directly to all staff so we are aware. It should also be passed on verbally from Managers and posters should be put up in all the staff rooms. Asbestos kills. Here at Unitec we have world recognised staff member who specialises in Asbestos. We hope that she has been engaged through out this process as she has been incredably esential to keeping us all safe from asbestos in the past. Please dont take short cuts to save money.     Once the building have been demolished what is happening with the site? Are they being replaced with something?
